During the construction phase of our townhomes, there were a number of upgrades available to residents. It can be difficult to discern between which units have which upgrades and which ones do not. This section is dedicated to help homebuyers of townhomes within our community to understand what options were standard and which upgrades were added during construction or after constructions.

Townhome Upgrades
Level I - First Floor Upgrader List
Alarm System_________________________
All homes are pre-wired for an alarm system. The actual alarm system is an upgrade and compatible with any security company. Alarm keypads mounts are in the master bedroom, garage entrance and front door entrance.
Bathrooms____________________
Some residents added a third full bathroom or a ½ bathroom on the bottom floor while others did not. Every floorplan is pre-plumbed for outbound drains for a full bathroom, even if they only added a ½ bathroom. If you are looking at a unit without a bathroom, the general cost for having a contractor come in and complete a bathroom has been running at around $4,500.
Additional Bedrooms_________________
A game room was standard on all floorplans but some residents opted for an additional bedroom. On the two-car garage units, you could even have two bedrooms added on the bottom floor.
Railing Vs. ½ wall______________________
Cast Iron railings were offered as an upgrade over a ½ wall leading downstairs.
Crown Molding ________________________
Single and double crown molding was offered as an upgrade.
Recessed Lighting & Ceiling Fans___________________
Garage Door Opener with Outside Access Keypad_________________
Patio_________________
The cement patio outside all of the units is an upgrade. Not all units have one.
Hardwood Floors__________________
Additional Cable Outlets_________________
The standard offering was 1 cable outlet on the bottom floor, some residents added additional cable outlets.
Foyer - ______________________
Hardwoods were standard in the foyer however; there were two levels of hardwood floors offered to all residents. Level I hardwood floors consisted of ¼” Bruce Hardwood floors which were a glue down hardwood floors. Level II hardwood floors consisted of Harris Tarket premium flooring at ½” thick. The upgraded Harris Tarket flooring allows for re-sanding and was installed as a floating floor system. Floating floor systems are not glued or nailed down but held in place by the surrounding base board trim. This makes for easy installation, replacement of planks or for complete replacement. Harris Tarket also coats these floors with a special coating to protect the floors from scratches helping them to last longer than many other forms of hardwood floors.
Baseboard____________________
Extra tall baseboards were offered.
Chandelier______________________
There were 3 levels of chandeliers offered in the foyer. Gold is standard, copper and silver were an upgrade. This was only offered on the 2-car garage units. 1-car garage units do not have a two-story foyer and therefore only had flush mount lights.
Wall Sconce_____________________
Residents had the ability to add a wall sconce in the stairwells.
Level II - Upgrade List for the 2nd Floor
Fireplace___________________
There were two options. Standard was a gas fireplace with a wall switch; the upgrade allows wood burning logs. Please note – YOU CAN NOT BURN WOOD in a fireplace that was fitted only for gas logs. The upgraded wood-burning fireplace has additional chute width and is much deeper pushing the fireplace out to allow for smoke and extra heat.
Fireplace Surround______________________
The standard fireplace surround is black. Resident had the ability to raise the fireplace hearth and added a wide variety of stone, brick or granite surround. The variety that was offered is too numerous to detail.
Decks_______________________________
Residents were offered the ability to extend their decks in both length and width. You will note that the variety of decks sizes within the community is quite extensive. New townhome buyers have the ability to extend their decks but they will have to seek HOA approval first and submit their contractor’s proposals well in advance.
Cable Outlets___________________
There was one cable outlet standard in the living room. Some residents added cable outlets on opposing living rooms and in the kitchen.
Ceiling Fan______________________
A basic white ceiling fan was standard in the living room with upgrade options.
Flooring________________________
Carpet in the living room was standard with linoleum in the Kitchen. Tile and hardwood floors were offered in both the kitchen and the living room on the second floor.
Wall Plates_____________________
There were a number of upgraded wall plates offered. White plastic was standard.
Door Knobs_____________________
There were a number of doorknob upgrades offered, gold was standard.
Coat Closet______________________
Wire shelving was standard. Some residents have since upgraded their wire shelving with California Closets styled shelving.
Lighting/Dining Room Chandelier________________
Gold was standard but most residents have since upgraded their chandeliers. There were upgraded options for lighting such as bronze or puter for flush mounted lights.
Recessed Kitchen Lighting______________________
Recessed lighting was a big upgrade and an expensive one for the kitchen. Some residents opted not to add any recessed lighting. Others added up to 10 recessed light-cans.
Fluorescent Kitchen Light_______________________
Some residents opted to only have a single large fluorescent overhead light. Others had it removed and customized with their own overhead hanging lights.
Gas Stoves are Standard_________________________
Appliances____________________________
There were 3 levels of appliances by GE offered. Each level offered a variety of upgraded features controls and perks from the previous levels. The top line stainless steel appliances have been the most desirable. Some residents of course opted to purchase their own appliances.
Level I – White
Level II – Black
Level III – Stainless Steel
Microwave_______________________
A mounted microwave over the stove is an upgrade.
Counter Tops_______________________
Laminate was standard.
Corian was an upgrade.
Granite – in 2006, the residents of Chattahoochee Buffs received a special deal from Atlanta Intown Granite to upgrade the kitchen counter tops to granite. About 40 home participated in this upgrade project.
Cabinet Colors ________________________
There were 3 levels of kitchen cabinets offered. A separate page has been set up to highlight the cabinet upgrade colors for both the kitchen and bathrooms.
Level I – Oak
Level II – Maple and White
Level III – Cherry, Dark and Light Colored Spice
Backsplash - _____________________
A tiled back splash was offered for the kitchen.
Kitchen Faucet_______________________
There were a number of upgrades offered for the kitchen faucet above and beyond the builder grade stainless steel Delta faucet.
Kitchen Sinks_______________________
There were a number of kitchen sink upgrade offerings above and beyond the single well stainless steel. Homes with granite counter tops typically upgraded their sinks to a flushed under mount stainless steel.
Crown Molding________________________
Both single and double crown molding were offered as an upgraded in both the living room and the kitchen. Double crown molding tends to be rare in many of the homes but extremely attractive if you are buying a home that has been upgraded with this.
Kitchen Bay Window___________________________
A small number of two car garage units offer a bay window that juts out from the unit and offers a long seating ledge inside. This was not an upgrade but a feature of the Whitewater or Sweetwater floorplan. It is not reflected on the floorplan and does not appear in every Sweetwater or Whitewater floorplan. It appears to have been random by the builder. The bay windows with the seating ledge tend to make their kitchens feel and appear larger.
Level III - 3rd Floor Upgrade List
Walk-in Closets_______________
Wire shelving was standard and no upgrades were offered. Since then, many residents have upgraded their walk-in closets with California Closets styled cabinets.
Ceiling Fans___________________
One ceiling fan was offered as a standard in the master bedroom. Additional wiring or ceiling fans for the other bedrooms were an upgraded.
Laundry Room________________
Cabinets and tiled flooring were an upgrade.
Light fixtures___________________
Gold was standard; puter and bronze were an upgrade
Crown Molding______________________
Single crown molding was an upgrade in the bathrooms and bedrooms.
Bathroom Cabinets______________________
There were 3 levels of bathroom cabinet colors offers to residents of the same design and color as the kitchen cabinets.
Hardwood Floors______________________
Hardwood floors were offered as an upgrade in the bedrooms but very few residents opted in for this.
Bathroom Floors_______________________
Linoleum was standard, white was a first level upgrade and then a multitude of other colors and surfaces were a level 3 upgrade.
Bathroom Shower Stall Master_____________________
Tile was standard
Bathroom Shower Stall Guest______________________
A fiberglass surround was standard but some residents opted to upgrade this shower stall with tile surround.
Jetted Jacuzzi Tub___________________________
An extra deep-jetted Jacuzzi tubs were offered for the master bedroom and depending on the floorplan, this was also offered for the guest bathroom as well.
Faucets_______________________
Stainless steel was standard but a number of faucet upgrades were offered.
Light Fixtures______________________
Silver was standard but a number of bathroom light fixture upgrades were offered.
